As a full service buying agent, we will:
1. Have FULL access to the local MLS and listed properties.
2. Research available listings meeting your criteria and set up appointments to see properties.
3. Present offers and assist in negotiating contracts.
4. Advise on buyer related issues such as disclosures, inspections, appraisals, warranties and other important items.
5. We will Pay You after closing for allowing us to represent you.
Our Buyers model is based on maximizing value to you the buyer without sacrificing buyer representation and service. As such, in most markets we can Cash Rebate a portion of our commission back to you up to $6,000. Our local agent will be knowledgeable of the area, protect your interests concerning inspections, warranties and disclosures.
They will assist you in negotiating all offers, have a knowledge of past sales and current properties for sale, cost of the property originally and mortgage information on the property if available. They can give you the reason for selling, and other relevant information such as days on the market, and other market conditions to enable you to make offers in your best interest.
You will pay nothing for their use as they are paid from the seller's listing commission. And yes, we pay you for using us to represent you. A true win- win. But you will need to contact us before signing another listing agreement.
